We start with Monolithic poured footings and foundation (On non-basement homes), for more stability.

•In coastal areas we install footing drains on

all perimeter foundation walls.

All sidewalk and patio areas are prepared by back filling with crushed rock or suitable

fill material.

•For basement waterproofing we use the

Tuff & Dry” system which combines a spray-on sealer with a fiber mat to protect the integrity of the sealant.

• All Garage walls are totally insulated.

Framing & Plumbing

•Joist floors are ¾” plywood topped with ½” underlayment or hardwood. Upon request we will use plywood underlayment at an additional charge.

•All homes are wired for TV, Telephone (Cat-5) & garage door openers.  Homes are pre-wired for air conditioner (excepted in coastal areas) and pre-plumbed for vacuum system.

•Plumbing is PEX (flexible piping), for better freeze protection, less sound transmission,  and no metal leaching into water.

•Concrete mortar is used under jet and soak tubs.

•Framing material is always given adequate time drying before drywall is nailed.  Dehumidifiers and drying furnaces are used as needed.  Professional drying is done in coastal areas.

•The finest craftsmen do framing, square and straight with locally grown lumber. Lumber is hand selected and the best quality available.

•1/2” plywood wall sheathing, not wafer board is used.

•The exterior is wrapped with felt paper or house wrap depending on the siding used.  In coastal areas, the felt paper is doubled.

•Windows are Milgard Vinyl, Tuscany, with low E Glass and Lifetime Warranty.

•Windows are sealed using “Fortifash tapes and corners.

•Our siding is Clear Cedar.  In coastal areas we use Cedar Shingles attached with stainless fasteners.  

•Siding is caulked with Quad polyurethane sealant.

•30 -year architectural composition roofs.  In coastal areas we use 50 year architectural composition, attached with stainless steel nails.

•Garage doors are foam-core insulated steel.   In coastal areas we use insulated vinyl “Everdoor” guaranteed for life.

•Front doors are Solid core fir with brass or aluminum handle sets, hinges, thresholds and kick plates.  In coastal areas we use foam-core vinyl doors.  All exterior doors out of the living areas are set in

stainless steel pan

•Drywall is sealed prior to texture being applied,to ensure an evenly coated surface.

•Final interior painting is done with  latex enamel

•Real wood molding is installed around all windows

and doors.(except high inaccessible windows).  Some larger baseboards and skirt boards only come in MDF.

•Cabinets are custom made with solid oak, maple or alder face frames, melamine interiors, heavy-duty hinges and full extension drawer guides.

•Hardwood floors are Tongue & Grove Maple or Oak.

•Interior stair railings are custom built solid Oak,Maple, or Alder.

•Delta “Leland” bath faucets are used.  Faucets are upgraded in higher end homes.  

•Kitchen faucets are Delta 470 stainless steel with pull-out sprayer.

•Fireplaces are gas burning, direct vent with brick or tile faces and hardwood cap or beam mantel.  

•All garage walls are finished.  This consists of insulation, dry wall, and paint.
